All plans include:

  • A rigorous, property-specific visual-check protocol;

  • Detailed time-stamped photo reports in English or French;

  • Immediate reporting of all detected urgent issues;

  • A dedicated app for viewing scheduled inspections and completed reports, and  instant two-way messaging;

  • The option to pause inspections while you are in residence; and

  • Monthly billing for completed inspections only—no advance payments.

Inspection rates

  • Rates are based on the property profile and interior floor area.

  • Grounds are priced separately.

  • All prices include French VAT at 20%.

  • every week for more frequent oversight.

OUR SECURE-ACCESS APPROACH

 

To secure and document every entry into your property, Village Crows requires the use of a compatible connected access device, preferably a smart lock. The solution must allow you to grant us an individual, traceable and revocable access credential while retaining complete control over access to your property. The device may be provided by your security or alarm-system provider or may be a compatible solution such as Nuki.

Beyond Village Crows visits, the device may also allow you, depending on its features, to remotely create, modify or remove separate, time-limited access credentials for other authorised individuals, such as a cleaner, tradesperson, gardener, pool specialist or delivery provider. This avoids the circulation of physical keys and the sharing of permanent access codes.

The property owner remains responsible for purchasing and installing the device, paying any associated subscriptions, maintaining its connectivity and power supply, and ensuring that it remains operational. The compatibility of the chosen solution and the method of backup access are confirmed during your complimentary property consultation. To maximise secure access, Village Crows does not store your keys outside your property nor in a standard outdoor lockbox.

PLANS AND SERVICES DETAILS

Why do we recommend at least one inspection every two weeks?

Over the course of a month, a leak, moisture problem, weather-related damage or another issue can worsen considerably before being detected. A monthly visit may also allow mail, parcels and leaflets to accumulate, making an extended absence more noticeable.

An inspection every two weeks provides a sensible balance between prevention, regularity and cost.

Monthly inspections may nevertheless be considered upon request, following a discussion about your property and the level of oversight you require.

 

When you are staying at your property, you may also pause inspections by giving us at least 48 hours’ notice.


​Rates and Pricing Adjustments

Rates and  pricing adjustments are calculated using the combined inspectable interior space of all buildings included in the plan. 

Home Watch Plans are available for properties located within our standard 5 km service area based on the actual driving distance from the city hall (mairie).

During the free introductory visit, we confirm the property’s location, accessible inspection areas and suitability for our standard ground-level visual inspection process. An initial commitment of 8 scheduled inspections applies to every Plan. Periods during which inspections are paused do not count towards this minimum.
 

Grounds Add-on

The Grounds Add-on provides a ground-level visual inspection of the accessible private gardens and grounds agreed during your complimentary property consultation. Pricing is calculated in 100 m² increments according to the agreed inspectable area, with a reduced incremental rate applying above 1,000 m². 

The service is available for up to 3,000 m² and does not include gardening, pool maintenance or technical inspection. For example, the owner of grounds measuring 5,000 m² may select up to 3,000 m² of accessible areas for inclusion in the inspection.


Potted Plant Watering


Watering is carried out according to the owner’s agreed written instructions and applies to readily accessible indoor and balcony potted plants. The service does not include gardens, planted beds, irrigation systems, pruning, repotting or other horticultural maintenance.

Unscheduled Property Inspection


At your request, we can carry out an additional visual property inspection following severe weather or when you have a particular concern between scheduled visits. The service is subject to safe access and availability. It is not an emergency-response service and does not replace the appropriate emergency services or a technical inspection by a qualified professional.

Home Repair Assistance


At your written request, Village Crows can assist in arranging an intervention by an independent local service provider. This may include preparing and submitting the service request, translating communications, coordinating the appointment, providing access to the property, attending the service visit and sending you factual updates and photographs.
 
Attendance time begins when Village Crows arrives at the property at the agreed appointment time and includes any time spent waiting for the service provider. Charges from the independent service provider are not included and are invoiced directly to you.

 

You remain solely responsible for accepting or declining quotations, authorising the work and paying the service provider. Village Crows may receive and transmit quotations and related communications but cannot approve work or incur expenditure on your behalf.
 
Village Crows acts exclusively as your administrative representative and local point of contact. The service provider remains responsible for the diagnosis, quotation, performance and guarantees of the work. Village Crows does not perform, technically supervise, approve or certify the work.

Invoicing


Scheduled inspections may be paused while you are in residence. For this reason, inspections and additional services are invoiced monthly after they've been delivered. You never pay for inspections in advance. Because calendar months vary in length, the number of completed inspections—and therefore the monthly invoice—may occasionally vary.

 

All prices are quoted in euros and include 20% French VAT. No additional tax is added at invoicing.
